BPTP Leases 104,000 Square Feet at Capital City Noida to MediaTek for New R&D Hub

BPTP Limited has leased 104,000 square feet of office space at Capital City in Sector 94, Noida, to Taiwan-based semiconductor company MediaTek for its second research and development hub in India. The Rs 144 crore transaction highlights Noida’s growing prominence as a global destination for technology, engineering and innovation-led investments.

In a significant boost to Noida’s emergence as a global technology and innovation destination, BPTP Limited has leased approximately 104,000 square feet of premium office space at its Grade-A commercial development, Capital City in Sector 94, Noida, to Taiwan-based semiconductor company MediaTek for the establishment of its new research and development hub in India.

The leasing transaction is valued at an estimated Rs 144 crore over the contemplated tenure, subject to contractual terms and customary rental escalations. The newly operational facility will serve as MediaTek’s second research and development centre in India after Bengaluru, underlining the company’s continued commitment to expanding its engineering and innovation capabilities in the country.

Strategically located in Sector 94, Noida, BPTP Capital City enjoys seamless connectivity to Delhi, Noida and Greater Noida. The development is situated approximately 300 metres from the Okhla Bird Sanctuary Metro Station, offering exceptional accessibility and convenience for corporate occupiers and employees.

Commenting on the development, Manik Malik, Chief Executive Officer and President of BPTP, said that MediaTek’s decision to lease space at Capital City reflects the growing interest among global technology companies in high-quality and well-connected commercial developments across the National Capital Region. He said the project’s emphasis on infrastructure, sustainability and occupier experience positions it to meet the evolving workspace requirements of leading multinational corporations.

The spokesperson added that the new research and development facility in Noida is aligned with MediaTek’s plans to expand its talent base and strengthen its research capabilities, while the infrastructure and location at BPTP Capital City provide an ideal environment for its teams.

BPTP Capital City has been developed in accordance with internationally recognised sustainability standards. The project has secured LEED v4.1 Operations and Maintenance Platinum Certification, as well as IGBC Platinum and WELL Core Platinum Certifications, reflecting its strong focus on energy efficiency, environmental performance and employee well-being.

The architectural design of the development has been created by Robert A.M. Stern, while the interiors have been designed by HBA Studios. The project features a refined limestone façade and carefully curated architectural details that contribute to its distinctive and enduring identity.

Spread across approximately 780,000 square feet of office and mixed-use space, Capital City offers advanced infrastructure including multi-level parking, modern vertical transportation systems and a wide range of occupier amenities such as food courts, wellness facilities and co-working spaces.

MediaTek’s arrival further strengthens the development’s tenant portfolio, which already includes companies from technology, financial services, manufacturing and education sectors.
